My first real estate sale happened in 1998, Clonakilty Line Farm in Ennismore

My first real estate deal came quickly after I obtained my real estate license. I thought this business would be easy, but I was mistaken. This business will chew you up and spit you out. I found that out the hard way. Yes, my first deal came quickly, but subsequent deals proved more challenging. Many new agents find initial success but struggle to close additional deals. This can lead to being hungry and broke quickly.

While the initial deal came quickly, subsequent transactions required more effort and persistence. I learned that success in real estate often involves weathering challenges and continuously improving one's skills to meet the evolving needs of the market and clients. This foundational experience laid the groundwork for my continued growth and development as a real estate professional.

I remember my very first deal clearly and have even found a photo to go with it! My first deal was this farm property on Clonakilty Line. 98.45 acres and listed for $159,900. It took 15 days to sell, and I was told by a local farmer that I was out of my mind to list this property at such a high price. We sold the property at $150,000 on September 22, 1998

This listing was one of the first to be added to the brand-new computerized MLS system when the transition was underway from the printed bi-weekly MLS book to digital. To get pictures, we still used a film camera, took one outdoor picture, had it developed, and then scanned it in by the front desk of the real estate brokerage. This early experience in the digital transition of the real estate industry taught me valuable lessons about adapting to new technologies and processes.

The sales copy read like this:

EXCELLENT CASH CROP FARM, HANDY LOCATION, VIEW OVERLOOKING CHEMONG LAKE, OLDER 3 BEDROOM ONE AND A HALF STOREY FRAME HOME, DRIVING SHED. CROP IS 48 ACRES MIXED HAY, 35 ACRES CORN, 10+ ACRES WHEAT. HOUSE IS TENANT OCCUPIED, 24 HOUR NOTICE PLEASE. SEVERENCE APPLIED FOR FROM 80 ACRE FARM TO THE WEST, 2ND FARM MAY ALSO BE AVAILABLE FOR SALE. CONSIDERATION MAY BE GIVEN TO VENDOR TAKE BACK. VPIS REQUIRED FOR ALL OFFERS. OFFERS CONDITIONAL UPON COMPLETION OF SEVERANCE.

Wow am I getting old!

Rice Lake: A Picturesque Gem in Ontario's Kawartha Region

Rice Lake is a beautiful body of water located in south-eastern Ontario, nestled between the counties of Northumberland and Peterborough. This expansive lake, measuring 28 kilometres long and 5 kilometres wide, is a hidden gem worth exploring.

The lake is part of the renowned Trent-Severn Waterway, fed by the Otonabee River and flowing out through the Trent River. Its maximum depth of 10 metres and surface water level of 187 metres above sea level make it a relatively shallow yet picturesque body of water.

Interestingly, the lake was named after the wild rice that once grew abundantly within it, providing a valuable food source for the Indigenous Mississaugas people, who called it "Pemadashdakota" or "Lake of the Burning Plains."

The surrounding landscape is equally captivating, with a drumlin field located northwest of the lake and the lake's islands being partially submerged drumlins. The Oak Ridges Moraine, a significant geological feature, nearly bisects the lake, with three wedges to the west and one to the east.

Along the shores of Rice Lake, you'll find charming communities like Bewdley, Hastings, Roseneath, Bailieboro, and Keene, each offering its own unique character and attractions. The Serpent Mounds Park, located on the north shore, is a fascinating place, home to prehistoric burial mounds that offer a glimpse into the region's rich history.

Whether you're drawn to the lake's natural beauty, its rich cultural heritage, or its abundance of recreational opportunities, Rice Lake is a true gem waiting to be discovered in the heart of Ontario's Kawartha region.
