What an absolute whirlwind of a Monday! 🌀 The regional heatwave is officially here, and the humidity was sitting at a sweltering 100%! But when you love this area and the properties in it, a little heat won’t stop the engine from running! 🔥
My day kicked off bright and early with an amazing, clear-minded morning routine: hot coffee, a crisp walk through the woods with Susan and our dog Jax, a solid breakfast, and wrapping up my digital tracking and marketing schedules. Looking good and feeling sharp, I fired up the F-150 and hit the road to do what I do best—help people navigate the unique world of rural and cottage real estate!
I logged 224 kilometres on the truck yesterday! First up was a deeply technical on-site consultation at an incredible off-grid acreage. We hiked the land, checked out the solar/battery power configurations, discussed a composting toilet setup, looked at a solid steel bridge, and deeply analyzed how to manage water levels around a local beaver dam. We also dug into old 1999 minor variance paperwork from the Conservation Authority to see how we can double the cabin's footprint with a beautiful walkout basement! 🛠️🪵
Later, it was all about digging into complex municipal zoning, working with local brokers to launch an aggressive cross-listing strategy (putting a unique property on both the residential and commercial MLS boards simultaneously to max out buyer exposure), and handling weekend showing schedules. 📈💼
But my favourite win of the day? Right as I was running out the door for an afternoon appointment, a local crew knocked on my door, offering to seal my driveway. They quoted $375. Quick math told me buying the materials and doing it myself would cost $500 to $600 plus hours of my own time. I said YES on the spot! By the time I rolled back home at 7:00 PM, the job was flawlessly finished, Susan had sent the e-transfer, and I got to instantly swap my professional attire for shorts and a t-shirt. Work hard, outsource the rest, protect your time, and protect your sanity! 🚜✨
