Discovering Lasswade Lake, North Kawartha’s Hidden Gem




If you are looking for the classic, rugged beauty of the Canadian Shield without the heavy boat traffic of the larger Kawartha lakes, Lasswade Lake needs to be on your radar. Located just east of Apsley in the Township of North Kawartha, this pristine body of water is a masterclass in peace, quiet, and crystal-clear water.

I had the chance to visit the lake this week, and the photos speak for themselves.

  • Size: ~80 acres | Maximum Depth: ~35 feet

  • Water Source: Spring-fed (offering incredible clarity)

  • Location: Just off McCauley Road, east of Apsley

  • Community: Low-density (only about 25 to 26 cottages total)




The Angler’s Guide: What’s Biting?

Lasswade Lake may be compact, but it packs a serious punch for local fishermen because of its unique water profile.

  • The Rainbow Trout Factor: Because Lasswade is deeply spring-fed, the water stays cool and highly oxygenated even in the heat of July. The Ministry of Natural Resources and Forestry (MNRF) periodically stocks the lake with Rainbow Trout. To target them, look for the deeper thermal pockets reaching down to that 35-foot mark.

  • Largemouth Bass: The lake’s pristine shoreline is a haven for largemouths. Cast along the granite rock shelves, fallen logs, and lily pad edges. Because heavy motorized traffic is rare here, the fish aren't nearly as spooked as they are on busier waterways.

  • Panfish: Kids and casual anglers will find plenty of action with healthy numbers of yellow perch and pumpkinseed sunfish right off the dock.




The 2026 Real Estate Take: The Price of Privacy

From a real estate perspective, Lasswade Lake represents a shrinking commodity in Ontario: true, uninterrupted tranquillity that is still easily accessible.

Across the broader North Kawartha region in 2026, we are seeing a much more balanced, stable market. The intense, frantic bidding wars of the past have settled into a healthier environment. Currently, the average detached home/cottage price in North Kawartha hovers around the $970,000 mark, with properties spending an average of about 50 days on the market. Buyers have more room to breathe, negotiate, and perform due diligence.

The last sale on Lasswade Lake was in 2023, when a cottage sold for $650,000 in 15 days.



However, lakes like Lasswade defy standard statistics for one reason: turnover.

With only around 25 private parcels on the entire lake, a listing here is an absolute rarity. While a massive estate on Stoney or Jack Lake offers prestige, Lasswade offers exclusive privacy. When a cottage does change hands here, it typically sells quickly because buyers are specifically paying for the lack of noise, the pristine shoreline, and the fact that you can actually hear a loon call echo across the water without a jet ski cutting it short.
