I travelled out to Peterborough today to meet with a client to review his property and discuss next steps. The house has had some great work done, but still needs flooring and trim work completed before it’s truly ready for the market.

After going over the numbers and evaluating his short-term ownership position, listing right now didn't make financial sense due to built-up equity versus transaction costs. Instead, we discussed hiring a professional property manager to rent the home out—a strategy that protects his investment long-term while covering costs. Sometimes the best real estate advice isn't "sell now," but finding the path that actually protects your bottom line! 💡🤝

🚜 Navigating Complex Tax Traps (HST & Farm Sales)

I’ve also been working through a complex situation involving a farm property sale where HST liabilities came into play.

Pro Tip for Sellers: Selling commercial outbuildings, shops, or workable farmland can trigger massive HST and capital gains tax liabilities if not structured correctly from day one.
